We provide strategic insight based on our knowledge and understanding of the real estate portfolio in Ingka. We actively maintain and secure that our properties are kept in relevant shape for the business.

As Cluster Facility Manager in our Real Estate Cluster Europe Central (Germany, Austria, Switzerland with more than 120 properties at 90 locations) you will lead people and the Facility Management Business to optimize the value and efficiency of each property in a sustainable way according to the Ingka Real Estate scope.

Your responsibilities

• Lead & manage the Facility Management Cluster Organization to ensure execution of all relevant Facility Management Services according to the Ingka Real Estate scope.
• Enable and secure best operation to the business.
• Make sure that each property is managed throughout its lifetime including safety, compliance, maintenance and improvement to ensure a safe and operational environment for the business, co-workers, customers and other stakeholders.
• Lead execution to implement relevant property management innovations, digital and technical solutions that meet the needs of the business and the many people.
• Secure that each property is kept in safe and as new condition on business needs.
• Optimize the efficiency of each property in a sustainable way.
• Follow up of permits, licenses, certificates and reporting measures in order to stay compliant with local and international legislation regarding the Ingka Facility Management scope.
• Ensure that co-workers and external partners, when needed, has up-to-date awareness and understanding of all FM frameworks, guidelines and initiatives issued by Group Real Estate.
• Safeguard that forecast, budget, follow-ups, 5 year rolling plan etc. are delivered from all sites.
• Define the structure for contract and supplier management together with the Ingka Procurement organization to improve efficiencies/costs/ equipment and quality.
• Manage and develop the team’s competence, performance and succession planning.

We believe you have minimum 5 years of experience in Facility Management for substantial corporate real estate portfolios as well as in leading and influencing teams and managers. Furthermore, you have proven advanced knowledge in professional project steering / management and experience from managing change in a complex (multicultural) business environment.

You have knowledge in following areas:

• Human resources: Knowledge of how to plan, attract, grow, coach, train, develop, deploy, reward and support co-workers & leaders and their careers in IKEA.
• Project management: Knowledge of how to initiate, plan, execute, control and close a project.
• Change management: Knowledge of how to create and implement change initiatives and manage stakeholders in IKEA.
• Negotiating: Experience in reaching excellent results while balancing outcomes acceptable for all business partners.
• Innovation: Capability & ambition to drive innovations and to stimulate creative ideas and perspectives that add value.
• The three dimensions of sustainability: Knowledge of how to balance and merge environmental, social and economic aspects to define sustainability and how IKEA uses that knowledge in striving to make business within the limits of the planet.
• Sustainable operations transformation: Knowledge of how to transform our operations to become climate positive and contribute to a circular society.
• Proven experience in working with sustainability and decarbonization of Real Estate from a Facility Management point of view.
• Facility Management scope and ways of working: Know which services are included in the agreed Facility Management service scope in Ingka and understand the Facility Management delivery model, as well as the position of Facility Management within the Ingka business.
• Facility Management business processes: Understand the main Facility Management business processes in Ingka (e.g. work order management for urgent, planned and reactive maintenance, contract and supplier management) on cluster, country & site level.
• Facility Management market as well as standards & rules: Know the Facility Management in our markets for both hard and soft Facility Management services, as well as the international and Facility Management standards, manuals and rules in Ingka.

Preferably you have an academic degree and/or professional qualification in Facility Management in a multi-unit Real Estate Organization / high-volume Retail Organization.
In addition, you have strong interpersonal skills with the ability to build trustful relationships and you have excellent leadership capabilities in terms of the ability to lead, coach, motivate and influence a large team of co-workers and colleagues and the ability to communicate verbally, visually and in writing in an inspirational way with IKEA tone of voice. You have good analytical, presentation and administrative skills and the ability to prioritize, delegate and make efficient decisions with speed and simplicity, under high time pressure as well as take a holistic view of a global organization and identify business opportunities accordingly. Furthermore, you take responsibility from start to end, achieve goals and keep deadlines.

This role is located in IKEA Service Office Wallau, Germany with the possibility to work partly remotely from home and it requires frequent travelling within our cluster countries and occasionally abroad. Excellent spoken & written communication skills in German and English are mandatory.
In this role you will report to the Cluster Real Estate Manager, and you will be member of the Cluster Management Team.
